Almost anything that is built requires a building permit
With do-it-yourself renovating a popular pastime, the Deputy Building Commissioner, Neil Savery advises that almost anything that is built requires a building permit.
“The issuing of a building permit ensures the building work is built in compliance with the Building Act 1993 and Building Regulations 2006,” said Mr Savery. “In doing so, the building permit is designed to protect your building and, more importantly, those who occupy it.” Mr Savery explained that any building or renovating work that could affect the structural soundness of a building required a building permit.
“It surprises many people to know that re-blocking or re-stumping an existing building requires a building permit. It does so because it may affect the structural soundness of a home. “Furthermore, the changing of a garage to a child’s rumpus room would also require a building permit. This is because any change of building use will automatically require the issuing of a building permit,” he said. Mr Savery said that it was important for home owners and renovators to do their research before commencing building or renovating work. “Contact your local council building surveyor or engage a private building surveyor for advice,” he said. “Non-compliance with the building regulations can risk structural damage and affect the safety of your home. Home owners or do-it-yourself renovators who construct without a building permit when it is required could incur a fine,” he advised.
To obtain a building permit:
- Apply for a building permit through your Council or a private building surveyor
- Check that the building surveyor is registered, as well as their fees for issuing the permit and carrying out the inspections
- Pay the appropriate fee and levies, and submit at least 3 copies of drawings, specifications, and allotment plans and any other documents required by the relevant building surveyor along with a completed application form.
- Following these guidelines as a minimum and seeking advice from a building surveyor or Registered Building Practitioner before commencing building or renovating, will ensure the process is more rewarding.
